What is a BER?
A Building Energy Rating (BER) is is an indication of the energy performance of a dwelling. It covers energy use for space heating, water heating, ventillation and lighting, calculated on the basis of standard occupancy. It is expressed as primary energy use per unit floor area per year (kWh/m2/yr). 'A' rated properties are the most energy efficient and will tend to have the lowest energy bills.
What are the benefits of a BER?
Homes with a good or improved Energy Rating will :

- Increase the Sale value of your property.
- Make it more attractive to the Rental market.
- Increase the home-owners overall awareness of Energy Efficency.
Which buildings need a BER?
- New Dwellings : The regulations apply to new dwellings for which planning permission was applied for or after 1st Jan 2007.
- New Non-Domestic Buildings : The regulations apply to new non-domestic buildings for which planning permission was applied for on or after 1st July 2008.
- Existing buildings (dwellings and other buildings) when offered for sale or letting on or after 1st January 2009.
How much does it cost?
The cost of a BER will vary from house to house. Currently there is a grant assistence scheme available through funding from SEI. Details of the scheme and application forms can be found on the SEI website.. We would be happy to quote for any building given details of the building.
